I ended up getting five bids for my laundry room/ half bath remodel. Builder Land was almost the last. Edward, the owner, was the ONLY ONE who recommended tearing up the old flooring down to the subfloor! All the others were pitching slapping another layer on top of what was the existing flooring! Which turned out to be two layers already. We initiated this remodel because the old toilet had leaked. So I really wanted to see the condition of the subfloor. There ended up being only minor damage and it was easily repaired. Wouldn't of happened with the other contractors. That was a BIG deal to me. The next defining aspect was the detail of the bid. Only one other contractor came close to the detail and clarity of the bid. We selected the cabinets, vanities and countertops from a list of vendors that Edward gave us. He verified all measurements and placed the order. We received a copy of HIS bill and payed no markup. We ordered all the faucets, laundry rack, towel ring, toilet, medicine cabinet and had them delivered. So once again no markup. The result of this a final project cost that was $11,000 lower than the next closest bid. I'm not a guy who goes with the lowest bid. But the clear presentation of the estimate detailing labor and specifics for each aspect of the project gave me a degree of confidence. Builder Land was ready to go in a few weeks. The work was completed in 10 work days. The construction quality and detail was excellent. My ONLY challenge was a degree of communication difficulty with the on-site workers. Ukrainian immigrants who spoke English to a degree meant that more complex discussions were conducted with Edward, the owner, during his frequent job site visits to make sure we were all on the same page. The workers were hard working and diligent with annoyingly sunny dispositions. Yeah I'm a cranky old man. I hate remodeling but if you're going to do it this is a good company to do it with.
They renovated my master bedroom and some other small repairs around the house. Great work and super professional. Andrew is always responsive and punctual.
Truly steller job! Edward was super responsive, helped with coming up with a layout, and did a gorgeous job. Our second bathroom is now more exciting than our master! Would definitely recommend.

Edward & his team did an excellent job on my bathroom remodel as well as some other miscellaneous projects we had them complete. He and his team were very flexible with the scope and communicated costs very well along the way so there were no surprises at the end. I've included a before and after photo of the bathroom remodel they did. They moved the vanity to the other side of the wall, redid the floors, walls & ceilings, and also added a beautiful tiled shower with two separately controlled shower heads. For a single bathroom home with a small bathroom this remodel was worth every penny!

BEST PRICES AND QUALITY. You wonât find better value than Builder Land LLC. Period. Iâm the cheapest person I know, so if youâre looking for the best bang-for-your-buck, read on. Not only was Edwardâs pricing the best among the highest rated contractors in the area, his itemized estimate was less than half of what the design firms quoted us. And his estimate was honest; the price he quoted us was the price we paid. We were blown away by the two week transformation of our master bathroom. Edward gave us some cool European-style ideas, and Builder Land delivered an award-worthy masterpiece that looks like it came straight out of a magazine (see before/after pictures). Builder Land LLC is a family-run business, and Edward Stoul (aka Stoliarenko) is not your typical contractor. He comes from a long lineage of construction workers, beginning with his grandfather who was a carpenter; in fact, the surname Stoliarenko actually means âcarpenterâ. Edward grew up in Ukraine where he worked in the construction industry since the age of 16. He learned from his father Poul, who has over 40 years of construction experience and did much of the work on our bathroom. Edward attended 7 years of University in Ukraine studying construction, and has completed hundreds or remodels, both commercial and residential. In short, he is probably one of the more overqualified general contractors getting his hands dirty in the greater Seattle area. The Stoliarenkoâs immigrated to the United States from Ukraine in 2015, and they have the hardest work ethic of anyone Iâve ever met. They do most of the work themselves, which not only saves their customers a ton of money, but assures a quality product. Often putting in 10+ workdays with a minimal break for lunch, they complete projects in minimal time without sacrificing quality. They take tremendous pride in their work and are all masters of their craft. If something isnât perfect, you likely wonât have to ask them to fix it. I had not met Edward prior to hiring him for our bathroom remodel, but it was such a pleasure working with his family that I felt compelled to share. You will not find another company that matches Builder Landâs pricing, quality, efficiency, and communication. I highly advise anyone considering a remodel to consult with Builder Land before spending more money elsewhere.
Edward was extremely responsive! He provided an estimate based on the scope of the project I submitted in Thumbtack same-day and came out to review the project within two business days. He/his team were very punctual in starting the work and moved very quickly! Very happy with how everything came together so fast!
