Very happy with Russ's work. He came out right away, helped me clear out everything from the room, dismantled the cabinets and got remediation rolling as fast as possible. Responsive via text at all hours. Happy to take the time to thoroughly answer all my questions with numbers and examples. Very professional and diligent.

Russ helped us dry out our living room ceiling after a laundry water leak and also guided us through the insurance process and its complexities. Dryout provided great service and was good value for money.

Homeowners beware: if your house floods, the scariest part might not be the water. It might be the company you hire to dry it out. Dryout has threatened a lien on my home over charges my own insurance company reviewed and declined to pay and left our kitchen cabinets damaged. Here's what happened. Dryout invoiced me $21,994.72 for the mitigation. My insurance company went through the invoice and approved about $14,900. That was not my insurer being cheap. They paid the bulk of the bill without question and declined the charges that did not hold up under review. Dryout has come after me personally for the roughly $5,659.09 difference. They have sent a demand letter, threatened a mechanic's lien on my house, and are now demanding legal fees on top. That's the trap: with a lien threat over your house, you have almost no ability to negotiate or dispute charges. Dryout doesn't have to budge, and in my experience they don't. You either pay charges your own insurance already declined, or spend thousands on an attorney. No homeowner should be put in that position. The biggest chunk was nearly $8,000 in drying equipment charges for about six days. Dryout appears to use the same Dri-Eaz machines Home Depot rents to anyone, but bills them at double to nearly triple Home Depot's rates. Their biggest dehumidifier ran over $1,000 a week. From my research, the same capacity rents for $392 at Home Depot. Add another $1,400 for setup, takedown, and monitoring, plus equipment billed for days my tenants confirmed it wasn't even set up in the crawlspace and maintenance fees. Add $511 for a garage "vapor barrier" when all I ever saw was a thin plastic sheet on the floor, over $900 in removal and electrical charges for one dishwasher moved less than 40 feet, and then separate "overhead" and "profit" line items stacking another $3,316 on top of all the charges that already have markup built in. Not do mention all the damage Dryout caused to our new kitchen cabinets they removed as they didn't remove the cabinet doors first. One more warning. Dryout collects a deposit upfront while your house is actively flooded. I paid a smaller down payment and understood it was for the mitigation work only. The contract ties the deposit to future REPAIR work, a separate job contractors will estimate for free. If you don't hire Dryout for repairs, the deposit is forfeited. The drying itself got done. Everything since has been a nightmare. I wouldn't hire this company again. Read every document and compare hourly rates before you sign. In Washington, the disclosure form you sign is what clears the way for a contractor to lien your home in a billing dispute. I learned that the hard way. And don't hand over a deposit. Other mitigation companies don't require one.

Dryout was such a lifesaver for my water damage emergency. Russ was tremendously helpful in not only explaining to me what I needed to know about insurance, but also being my liaison to them to ensure that I got the most value for my coverage. Russ always explained everything very transparently and thoroughly, and communication was prompt. The other contractors with Dryout were also communicative, professional, and very good at what they do. I would highly recommend Dryout for any of your relevant needs.

I recently had Dryout repair both the exterior and interior of my house, and I couldn’t be more pleased with the results. Russ, the owner, went above and beyond throughout the entire project. He performed the work quickly and efficiently, showcasing his extensive knowledge and expertise. The repaired walls on the interior blend seamlessly with the existing ones, making it look as though no damage had ever occurred. I highly recommend Dryout for any repair needs – their dedication to quality and customer satisfaction is truly commendable.
