HOMEBOX was not what I had expected. When I first hired Homebox to manage my property, things went well. They gave advice on making the property just right for the tenant. They collected the rent and paid me in a timely fashion for the first few months. About five months in my tenant paid her rent in two separate payments (one on the first and one on the 15th). Homebox took over two weeks to pay the second payment. It was super frustrating as I had bills to pay for the property. I made several calls and emails and no one ever responded. After this occurance, every email to Homebox took incredibly too long for a response. On average, I would hear back from Lena in three to five days. I found their repair fees to be high. I was charged $175 to change a light bulb in the dining room. While the light fixture was unique, it was something I replaced several times myself with a $20 bulb from Home Depot. I felt overcharged. I know there has to be some markup but that was too much. In addition, there were delays between the time work was done and the time it was billed to me (often one or two months). I never received a home inspection report. This is one of things that they say they provide to landlords. I decided to terminate the agreement nine months into the agreement. It took several emails to get a response back regarding the tenant's deposit. I finally received the deposit two months after I canceled the contract. I am STILL waiting for them to return the keys to my property. This is my first experience with a property manager, and I would not recommend Homebox.
